Common Terms Used in Home Buying (And What They Actually Mean)

Real estate has its own language. If you’re hearing terms that feel confusing or overly technical, you’re not alone. Here are some of the most common home buying terms explained in plain language.

Pre-Approval

A lender reviews your finances and confirms how much they’re willing to lend you. This makes your offer stronger.

Down Payment

 The portion of the home’s price you pay upfront. It’s usually a percentage of the purchase price.

Closing Costs

Fees paid at closing that cover lender charges, title work, escrow services, and more. These are separate from your down payment

Contingency

 A condition written into your offer that protects you. For example, an inspection contingency allows you to renegotiate or walk away if major issues are found.

Escrow

 A neutral third party that holds funds and documents during the transaction until everything is finalized.

Appraisal

An independent evaluation of the home’s value ordered by the lender to confirm the price supports the loan.

Earnest Money Deposit

A good-faith deposit submitted with your offer to show you’re serious about purchasing the home.

Underwriting

The lender’s final review process to verify your financial information before approving the loan.

Closing

The final step where documents are signed, funds are transferred, and ownership officially changes hands.
