What Is Pre-Qualification?

It can give you a rough idea of your price range, but it’s not a formal commitment from a lender.

What Is Pre-Approval?

Pre-approval is more thorough. A lender reviews your financial documents, verifies income and assets, and checks your credit.

If everything looks good, you receive a pre-approval letter stating how much the lender is willing to loan you.

This carries more weight when making an offer.

Why It Matters

In competitive situations, sellers often prefer buyers who are pre-approved rather than just pre-qualified. It shows preparation and reduces uncertainty in the transaction.
